Permits and Certificates

Why and when do we need a permit?

Town of Brome Lake has established standards for zoning, architecture and quality of construction materials that can be used on its territory. This regulation ensures coherence and harmony in the planning and development of the different sectors of the city or rural areas. For example, in certain neighborhoods, noble materials or standards must be used in the finishing to respect the historic character of the sector.

You must contact the Urban Planning and Environment Department as soon as you plan to carry out construction, renovation, change of vocation, expansion or demolition work on your property. This also includes the addition of a garage, a swimming pool, a spa or even a pond for swimming.

A member of the planning team will explain you what regulations apply to this type of project in the area where you live and which permit(s) you must obtain, as the case may be. Please note that you will be invoiced according to the nature of the work, in accordance with an established schedule.

As it takes time to analyze your file and make recommendations as required, it is therefore desirable to apply for a permit at least sixty (60) days before the proposed work begin, even before you book the labor force and the trades that will help you achieve them. It is possible that an inspector must also go to the site to make recommendations to the Planning Committee, which evaluates all such requests.

Online permits

Estimated* response time

  • Return of calls, emails or online request: 7 working days.
  • Issuance of a simple permit (once your application has been duly completed with all the documents attached): 2 to 4 weeks.
  • Issuance of permits involving a site planning and architectural integration plan (PIIA) or a minor exemption: 8 to 12 weeks.
* Varies according to volume of applications and the period of the year. Do not call back: each request will be answered one at a time.

Short-Term Rental

The Town of Brome Lake presents its new regulatory framework for short-term rental (31 days or less).

This economic activity has its advantages and disadvantages for municipalities, which is why it must be adequately regulated to protect the rights of citizens.

Here is a summary of the measures that Town of Brome Lake has put in place:

  • It is possible to do short-term rental in a principal residence
  • For secondary residences, it is allowed only in commercial areas
  • The Town requires certain obligations of those wishing to provide short-term rental, regardless of the type of building involved.

Rental of a principal residence

Quebec’s Tourist Accommodation Act came into force on March 25, 2023. As a result of this law, short-term rentals (31 days or fewer) are now permitted on the territory of Brome Lake for principal residences.

Principal Residence” means the residence where a natural person usually lives and centers their family and social activities and whose address is the one the person gives to most government departments and bodies.

Before renting, the first step is to apply for registration with the Corporation de l’industrie touristique du Québec (CITQ).

In addition to the Application for Registration, you must complete the Notice of Municipal Compliance. Part 4 of the Notice must be completed by the Town. Send the notice to the Town Clerk, Me Owen Falquero, at greffe@lacbrome.ca.

When you receive confirmation of your registration from the CITQ, the second step is to apply for a Certificate of Authorization (principal residence) from the Town.Click here to access the form.

Rental of a secondary residence

Short-term rentals (31 days or fewer) are only permitted in the 17 zones indicated on this map.

Before taking any action, we strongly recommend that you contact the Town Clerk, Me Owen Falquero (greffe@lacbrome.ca), to verify if you are eligible for short-term rentals and to validate the details of your application.

Once you have the Town Clerk’s approval, you will need to apply to the CITQ for registration and obtain a Certificate of Authorization from the Town.
